Before you write an offer
What a house really takes.
A 1960s ranch can be a great first home. It can also need a roof, a furnace and a sewer line in the same five years. Here are the seven things Kyndra looks at first, what to ask about each, and why it matters.

The roof
- Ask
- How old is it, has it been repaired or replaced, and is there paperwork?
- Look at
- Curled or missing shingles outside, water stains on the ceilings inside.
- Why it matters
- It is one of the biggest single repairs on any house, and its age is easy to learn before you write an offer instead of after.
Furnace and air conditioning
- Ask
- How old is each unit, and when was it last serviced?
- Look at
- The data plate on each unit shows the year it was made.
- Why it matters
- The ages tell you whether a replacement belongs in your first few years in the house. That is money to plan for, not a surprise.
The sewer line
- Ask
- Has the line from the house to the street been scoped, and when?
- Look at
- A sewer scope runs a camera through the line. It is its own inspection, ordered next to the general one.
- Why it matters
- The line is buried under the yard, so a general home inspection does not see inside it. On older lots, roots and aging pipe are what the camera looks for.
The electrical panel
- Ask
- How old is the panel, has the wiring been updated, and was past work permitted?
- Look at
- City and county building departments keep the permit records.
- Why it matters
- Houses from this era were wired for far fewer appliances than people run today. Your inspector will say whether the panel or wiring needs an electrician.
Windows
- Ask
- Are they original or replaced, and when?
- Look at
- Fog between the panes means a failed seal. Open and lock a few.
- Why it matters
- Windows change how a house feels and what it costs to heat every month, and replacing a whole house of them is a project to price before you buy.
Foundation and drainage
- Ask
- Has the foundation had repairs, and is there paperwork or a warranty that transfers?
- Look at
- Cracks in basement walls and floors, doors that stick, and where the downspouts send the water.
- Why it matters
- The Colorado Geological Survey calls swelling soil "a common and sometimes serious problem in Colorado that is capable of causing severe damage to houses." Water is what moves it, so drainage matters as much as the walls.
Radon
- Ask
- Has the house been tested, and is there a mitigation system?
- Look at
- A radon test can be added to your inspection.
- Why it matters
- Colorado's health department says radon is "responsible for approximately 500 lung cancer deaths annually in Colorado." Basements and walkouts sit closest to the soil it comes from.
